How Does Commercial Fireproofing Help Slow the Spread of Fire?

Posted by Ecostar Insulation on September 03, 2026

Commercial fireproofing slows the spread of fire by protecting a building's structural steel long enough for occupants to evacuate and firefighters to respond, rather than preventing a fire from starting in the first place. This is often called passive fire protection, because the material works without any action being taken once it is applied; it simply insulates steel beams and columns from heat so they do not lose their structural strength as quickly during a fire.

At EcoStar Insulation, our team is certified, licensed, and insured for expert fireproofing services. Contact our team to learn more about your fireproofing project needs and get started with a complementary cost estimate.

Structural Steel and Heat

Fireproofing materials are applied directly to beams, columns, and other structural steel to insulate it from the heat of a fire, buying time before the steel reaches the temperature where it would begin to deform.

Fire-Resistance Ratings

Fireproofing assemblies are rated in hours, based on how long they can maintain the structural integrity of the steel they protect under fire conditions. Building codes specify a required rating depending on the building's use, size, and occupancy, which is one reason fireproofing needs to be assessed on a building-by-building basis rather than applied the same way everywhere.

Cementitious and Intumescent Systems

EcoStar applies two main types of fireproofing, depending on the structure. Cementitious fireproofing is a spray-applied, mill-mixed plaster that goes directly onto structural steel, whether the steel is exposed or concealed behind other building elements. Intumescent fireproofing is a coating that stays thin under normal conditions but swells when exposed to heat, forming an insulating layer around the steel; because it is applied like paint, it is often chosen where the finished look of the steel matters. Commercial fireproofing services typically involve assessing which system fits the building's structure and finish requirements before installation begins.

Where Fireproofing Is Typically Required

High-rise buildings, commercial properties such as offices and industrial facilities, multi-unit residential buildings, and institutional buildings like hospitals and schools commonly require passive fire protection because of the number of people who would need to evacuate and the complexity involved in doing so safely.

Inspection, Damage, and Maintenance

Fireproofing generally requires little ongoing maintenance once it is properly installed, but it is not maintenance-free. Cementitious and intumescent coatings can be damaged during renovations, routine building work, or general wear, and any exposed steel from that damage should be repaired to keep the fire-resistance rating intact. Annual inspections are recommended so damaged areas are identified and addressed before they become a compliance issue. For a closer look at how one of these systems holds up over time, see our post on why Toronto builders and owners trust cementitious fireproofing.

Build a Fireproofing System that Makes Sense with EcoStar Insulation

At EcoStar Insulation, we work with commercial and institutional building owners across Toronto to assess which fireproofing system fits their structure, apply it correctly the first time, and support the inspection and repair work that keeps it doing its job. If you manage a building that has not been assessed for fireproofing, or if existing fireproofing has been damaged during a renovation, our team can take a look and explain what your building would typically need.
